Landlord gas safety certificates: what Telford landlords have to do

This is the one legal obligation on this site that carries real consequences, so it is worth being precise about. The duties sit with the landlord, not the tenant and not the agent, even where an agent manages the property.

What the rules require

• A safety check on every gas appliance and flue in the property, every 12 months
• Carried out by an engineer on the Gas Safe Register, who you are entitled to ask to see the card for
• A record of the check given to existing tenants within 28 days
• A copy given to any new tenant at the start of the tenancy
• Records kept for two years
• Maintenance of the appliances and flues you provide, in a safe condition

It is often called a CP12, which is the old name for the form. Whatever it is called, it is the landlord gas safety record.

What gets checked

• The boiler, and any gas fire, gas hob or gas oven you provide
• That appliances are burning correctly and are gas tight
• That flues carry the products of combustion out properly
• That ventilation is adequate where the appliance needs it
• That safety devices work

A tenant’s own gas appliance is not yours to certify, but the installation and the flue it connects to generally is. If that sounds like a grey area in your property, ask and we will tell you where the line falls.

The check is not a service

A safety check says the appliance is safe on the day it was looked at. A service cleans and checks the boiler so it keeps running properly and keeps the warranty valid. Most landlords have both done in one visit, which costs less than two visits and keeps the boiler out of the breakdown pile.
