Gas safety certificates in Wellington

Gas Safe registered, Telford based. Landlord gas safety records for Wellington, carried out properly and explained in plain English.

We carry out landlord gas safety checks across Wellington in TF1. A Gas Safe registered engineer checks every gas appliance and flue in the property and gives you the record your tenants need. Wellington is a few minutes from our base, so it is one of the quickest places for us to get to.

Wellington housing, and what that means for the check

Wellington is one of the busiest parts of Telford for letting, and the stock is mixed in a way that matters here. The Victorian and Edwardian terraces around the town centre and out towards Haygate and Dothill often still have chimneys in use, older flues and the occasional appliance in a bathroom or a cupboard. The post war semis and the newer builds are usually a straightforward combi.

In the terraces the thing we check hardest is ventilation. Over the years air bricks get blocked, vents get filled in when a room is redecorated, and a window that used to be the ventilation gets replaced with a sealed unit. An appliance that was fine when it went in can be starved of air a decade later, and the tenant will have no idea.

What the law asks of you

Wellington landlords carry the same duties as everyone else letting property in England.

We are local to you

Wellington is part of Telford, so this is home turf rather than a journey. If you have a portfolio around Wellington, Oakengates and the Telford estates we can work through them in a run and keep the renewal dates together, which is far less to keep track of than certificates expiring one at a time across the year.

Wellington: common questions

Which parts of Wellington do you cover?
All of it, across TF1: the town centre, Haygate, Dothill, Arleston, Admaston, Leegomery and the streets around them. We are Telford based so Wellington is a few minutes away.
Can you line up all my certificates to renew at the same time?
Usually, yes. You can have a check done in the two months before the current one expires and keep the original expiry date, so over a renewal or two we can bring a portfolio into line without you losing any cover. Tell us what you have and when they run out.
The house has air bricks that have been filled in. Is that a fail?
It depends on the appliance and how much ventilation it needs. For a room sealed modern combi it often makes no difference. For an open flued appliance or a gas fire it can be the difference between safe and not. We check what each appliance actually requires rather than applying a blanket rule.
Is there a difference between a gas safety certificate and an electrical one?
Yes, they are separate duties and separate trades. The gas safety record is annual and we do that. The electrical installation condition report, the EICR, runs on a five year cycle for a let property and needs a qualified electrician. We only certify the gas side.
My boiler is in the bathroom. Is that allowed?
It can be, depending on the type of appliance and exactly where it sits relative to the bath or shower. Room sealed appliances are allowed in bathrooms where the zones are respected. Some older appliance types are not permitted there at all. It is one of the things the check looks at.
