What we actually check

A service is not a wipe over and a sticker. It is a set of checks, and you are entitled to ask what was done and what the readings were.

• Gas pressure and gas rate, to confirm the boiler is burning what it should be
• Flue gas analysis, the combustion readings that tell you the boiler is burning cleanly and safely
• The flue itself, inside and out, and that it is properly sealed and clear
• Ventilation, where the boiler needs it
• Seals and the combustion case, checked and refitted properly
• The heat exchanger and burner, cleaned where needed
• The condensate trap, cleared
• System pressure, the expansion vessel charge and the pressure relief valve
• Safety devices and controls, tested rather than assumed

You get a record of it. If anything is borderline we tell you now, while it is a small job, rather than leaving it to become a call-out.

Why the timing matters

Book it in late summer or early autumn. Everyone rings in the first cold week of the year, which is exactly when every heating engineer in Shropshire is already out on breakdowns. A service in September is a calm hour. The same fault found in January is a cold house and a wait.

Landlords: the gas safety certificate

If you let a property in England, you are legally required to have every gas appliance and flue checked for safety every 12 months by a Gas Safe registered engineer, and to give the tenant a copy of the record. New tenants get it at the start of the tenancy. The usual rule is a copy within 28 days of the check, and existing records kept for two years.

That safety check is not the same thing as a service, though it makes sense to do both in one visit. The certificate says the appliance is safe on the day. The service is what keeps it that way.
