How we size a boiler, and why bigger is not better

An oversized boiler costs more to buy, cycles on and off more, and is no better at heating your house. The sizing is a calculation, not a guess: the heating demand comes from the number and size of your radiators, and the hot water demand comes from how many bathrooms and showers you expect to run.

For most Telford houses, a three bedroom semi with one bathroom, the answer is a modest combi. Bigger houses with two bathrooms, or a bath and a shower likely to run at the same time, need more hot water output, and that is where the bigger units earn their money.

Combi, system or regular

Combi

One box, no tanks, hot water on demand. It frees up the airing cupboard and the loft, and it suits most houses with one bathroom. The limit is that it heats water as it flows, so running two hot taps hard at once is where it struggles.

System

Boiler plus a hot water cylinder. Better when more than one bathroom is in use at the same time, because the hot water is already stored and ready. Needs somewhere to put the cylinder.

Regular, sometimes called heat only

The older arrangement with a cylinder and tanks in the loft. Usually replaced with a combi or a system boiler, but occasionally it makes sense to keep, particularly in a house with old or unusual pipework and low mains pressure.

What the day looks like

   Before

   We confirm the boiler, where it is going and anything that needs moving. If the gas supply or the flue route needs changing, you know that before the day, not on it.

2. 2

   On the day

   Sheets down, water and gas off, old boiler out. A straight swap in the same place is usually a day. Moving the boiler, changing from a cylinder to a combi, or new pipework can run into a second day.

3. 3

   Before we leave

   The system is flushed, the boiler is commissioned, the controls are set, and we show you how to use it rather than leaving the book on the worktop. You get the paperwork, the warranty registration and the Building Regulations notification.
